About Us

Oakledge is a community of sixty single-family homes located on approximately 1400 ft. of Lake Sunapee waterfront. The community consists of both full time and vacation resident owners who make up the Oakledge Association. Membership in the Association is a requirement in order to own property within Oakledge.

Governance The association is administered by a seven member Board of Trustees who are elected for staggered three year terms at the annual meeting by the membership. The board has the governing powers normally granted to association boards such as setting the rates for annual assessments.

Membership The current annual assessment and dues are less than $3,000 annually per individual property owner. The annual assessment has increased relatively close to the broader inflation rate (2-3%). The Board of Trustees is empowered to increase the assessment in order to meet operational and reserve requirements. There is also a current one time Association obligatory voting fee of $7500 due upon the day of closing.

Rental Individual home rental is a right granted by the authority of the By-Laws of the Oakledge Association, but discouraged, consistent with the Association’s philosophy of a single-family dwelling community. Prior to rental, each member will notify the Board of Trustees in writing with the names of each tenant or guest who is to reside on the property for no less than 28 consecutive days. Only two rental periods are allowed per year. The Board of Trustees written policy further states that solicitation of short-term renters (weekend or weekly) by advertisement in any public media is prohibited.

Waterfront Facilities The waterfront area is composed of a two-story clubhouse, two sandy swimming beaches, boardwalks and thirteen individual and private decks on and over the lake, a modern granite gas grill, tennis court and facilities to store canoes, kayaks, sunfish and other small craft. Marina facilities are composed of twenty-nine moorings and nine dock slips (six rented and three for common use).
