About Us
Oakledge is one of the most desirable residential communities nestled along the serene shores of Lake Sunapee. Conceived and designed by the renowned architect Noche Goubert, Oakledge is located on 179 acres just off Route 103B in the Town of Sunapee, and includes 62 exquisite single-family homes, each with its own unique setting and plenty of privacy. The community is home to a mix of year-round residents and owners that enjoy their home on weekends or seasonally.
Waterfront Facilities The Oakledge community offers a remarkable shared waterfront haven unlike any other residential community on Lake Sunapee. The waterfront area begins with a two-story clubhouse that features a great room with a large stone fireplace and a baby grand piano, a mahogany deck with exquisite views of the lake, a dining room, a fully equipped commercial kitchen, a game room and updated bathrooms. Stroll along the elegantly designed walkways along the 1,250 feet of shoreline, and unwind on one of the 13 private, furnished waterfront decks, relaxing in the ultimate lakeside sanctuary. The waterfront features two pristine sandy beaches that are ideal for young children, a gas grilling station, dock slips that can accommodate eight boats, an additional 37 mooring balls, access to a variety of community-owned unpowered watercraft, and two outdoor sports courts.
Gateway to the Sunapee Region Oakledge is also conveniently located just one mile north of the Mount Sunapee Ski Resort. During the winter, Mount Sunapee offers perhaps the most exhilarating downhill skiing and snowboarding in all western New Hampshire. During the summer, it offers challenging downhill mountain bike trails and an adventure park. Mount Sunapee is also home to the annual New England Craftsman’s Fair in August.
Governance The association is administered by a seven-member Board of Trustees who are elected for staggered three-year terms at the annual meeting by the membership. The board has the governing powers normally granted to association boards such as setting the rates for annual assessments.
Membership in the Oakledge Association is a requirement to own property within the community. The current annual assessment and dues are $5,100 ($5,000 assessment + $100 dues) annually per individual property owner. The annual assessment has increased relatively close to the broader inflation rate (2-3%). The Board of Trustees is empowered to increase the assessment in order to meet operational and reserve requirements. There is also a current one-time Association obligatory voting fee of $10,000 due upon the day of closing.
Individual home rental is a right granted by the authority of the bylaws of the Oakledge Association, but discouraged, consistent with the Association’s philosophy of a single-family dwelling community. Prior to rental, each member will notify the Board of Trustees in writing with the names of each tenant or guest who is to reside on the property for no less than 28 consecutive days. Only two rental periods are allowed per year. The Board of Trustees written policy further states that solicitation of short-term renters (weekend or weekly) by advertisement in any public media is prohibited.
